Wholesale deals - means we sell "fixer-uppers" to renovators or other investors at a bargain price that allows for reno plus plenty of profit.
The deals below are being presented to those on our "wholesale buyers" list. Purchasers will be considered on a "first come, first in line to profit" basis. However, preference will be given to a cash purchaser . Finance approval time can be granted, but in that case the contract will state that we can sell it to a cash buyer at a higher price until it's unconditional. When a cash offer is received, you will have first option to counter-offer.
We do also sometimes offer short-term vendor finance (usually at least 25% deposit, 6 monthly payments amortised over ten years @ 10.37% then balloon payment at 7th month). In this case you would need no bank qualifying, but to be a renovator with a proven track record.
